Looking for Bali real estate for rent? Here is what we rent: furnished villas with a private pool in Uluwatu, by the month or by the year. They are our own villas, so you deal with the team that builds and runs them, not a listings site. Here is how renting works and what to check before you pay.

What you can rent in Bali

In Bali you can rent villas, houses, apartments and rooms. For stays of weeks or months, most people end up looking at a villa with a private pool. That is what we rent: the whole villa, furnished and ready to move in.

The longer you stay, the better the monthly rate. We do not publish long-stay rates because they change with the villa and the season: send us your dates and we will send what is free.

How renting works in Bali

 • You rent by the month or the year. Long contracts are normal for people who live here.
 • Long periods are often paid upfront. Ask how and when, and get it in writing.
 • Check what is included. Furniture, pool care, cleaning, electricity and wifi are not always in the price.
 • Get the terms in writing before you pay anything: length, what is included and what happens if something breaks.

What to check before you pay

 • The area, more than the house. Beaches are about 25 minutes apart by car. See where to stay in Uluwatu.
 • Who looks after it. A villa in Bali needs attention every week: damp, pool, garden. With no team behind it, the problem is yours.
 • The wifi, for real. Test it. Do not trust the description.
 • That the photos are the house. Ask for a video call and a walk-through.

Rent or buy?

If you will stay several years, run the numbers. Sometimes owning your own villa and renting it out when you are away works out better. What you actually buy is on Bali real estate and the numbers are on investing in Bali. If you already own one and want it rented, see property management.

The villas we manage run above +80% occupancy. That is what lets a villa earn its keep while you are away.
Questions

What people ask us most.

Can a foreigner rent property in Bali?

Yes. Renting is simple: the limits that apply to buying do not apply to renting. A clear written contract is what you need. Buying is a different story, covered in Bali leasehold explained.

What is the minimum rental?

One night for short stays, one month for monthly rentals and twelve months for yearly.

How much does it cost to rent property in Bali?

It depends on the area, size, season and length. The longer the stay, the better the monthly rate. Tell us dates and area and we send options with the price.

Do I have to pay upfront?

For long periods it is common in Bali, but it is agreed case by case and put in writing before you pay anything.

Is the property furnished?

Yes. Equipped kitchen, bed linen, private pool and fast wifi. You arrive and live.

Do you rent other owners' properties?

We rent the villas we build and manage. That is why we can tell you how they really are.

Want us to find you a villa?

Tell us your dates and preferred area and we will send what is free, with the price. You are talking to the team that runs the villa, not to a platform.
