What it includes

  • A whole villa with a private pool, furnished and ready to move into.
  • Maintenance from our own team. We live here: if something breaks, someone comes. Over a year that is what you notice most.
  • Fast wifi. Most people renting for a year work from home every day.
  • One person to deal with, not a landlord you cannot reach.

What to check before committing to a year

  • The area, more than the house. Bingin to Melasti is 25 minutes. Over a year that is hundreds of trips. It is worked through on where to stay in Uluwatu.
  • Who maintains it. A villa in Bali needs constant attention: damp, pool, garden. With no team behind it, the problem is yours.
  • The wifi, properly. Test it yourself, do not trust the description.
  • The terms in writing before you pay anything: length, what is included and what happens when something breaks.

If you are staying several years, do the maths

This happens often: someone rents for a year, then another, and by the third they realise they have paid a large slice of what a villa costs. If your plan is to stay, it is worth looking at the numbers on buying instead of renting before signing a third year. It does not always add up, but it should be decided with a calculator, not by default.

What is the minimum commitment?

Twelve months. If you want less, monthly rentals start at one month.

Is it cheaper than renting monthly?

Yes, the monthly rate comes out better. That is the trade-off for committing to a full year.

Do I have to pay the year upfront?

It depends on the villa. In Bali it is common to pay long periods upfront, but it is discussed case by case and goes in writing before you pay anything.

Are they furnished?

Yes, ready to move into. Proper kitchen, linen, private pool and fast wifi.

Who handles maintenance?

We do. It is the same team that runs the villa and lives ten minutes away. Over a year it is what you appreciate most.

Can I switch villa mid-year?

If we have another free that suits you, we can talk. It is not automatic, but since they are all ours there is room.
