Invest in Sumba: a niche island, not a rental market.

Sumba is beautiful and it is not for everyone. We tell you what it is, who it suits and why we do not build there.
Sumba is a remote island with niche, high-end tourism, with flights from Bali to Tambolaka. We do not build there and today it lacks the rental market that sustains an investment villa. If your goal is rental income from year one, the place is Bali.
What Sumba is for an investor
An island in eastern Indonesia with small, high-end tourism and few places to stay. You get there on domestic flights from Bali to Tambolaka airport, according to local operators such as NIHI Sumba. There is no direct link from Europe: you go via Bali or another Indonesian city.
What fits and what does not
- It fits if you want a personal, long-term project, with no hurry to rent and a budget for slow access.
- It does not fit if you need occupancy and rent from the first year: the villa rental market is early stage and we have no data of our own.
- Always ask who would manage the villa on the island and what verifiable record they have there.
How a foreigner buys in Sumba
As in the rest of the country: freehold land is for Indonesians only, so you buy through a leasehold, PT PMA or right of use. It is in can a foreigner buy property in Indonesia?, with the usual warning about nominees.
Why we do not build in Sumba
Because an investment villa depends on demand that fills the calendar, and we have that demand and proven management verified on the Bukit in Uluwatu, not in Sumba. We will not sell you what we cannot back with data.

Through the same legal routes as the rest of Indonesia: leasehold, PT PMA or right of use. Freehold land is for Indonesians only.
Do you build or manage villas in Sumba?
No. We only build and manage in Uluwatu, Bali.
What does a villa in Sumba earn?
We do not know and we do not invent figures. In our Uluwatu portfolio the target is 10-14% a year.
How do you get to Sumba?
On domestic flights from Bali (Denpasar) to Tambolaka, according to local operators. There is no direct link from Europe.
