Off-plan or completed: what actually changes.

Written by Nacho Jorrín, partner at Agmakina Group, building and managing villas in Uluwatu since 2019 · Reviewed 30 October 2026

The difference is not only price. It is when money starts coming in, how much build risk you take on and what you can check before signing.

The short answer

Off-plan, a one-bedroom villa starts at €110,000; completed, around €127,000. You save €15,000-20,000 in exchange for waiting about 14 months and taking on the construction risk; a completed villa rents from day one.

The real ticket by phase

The price rises as construction advances. These are the usual bands across our portfolio:

Phase or typeTicket
Off-plan€110,000
Mid-construction€120,000 to €130,000
One bedroom, completed€127,000
Two bedrooms, completed€155,000 to €159,000
Three bedrooms€190,000
Indicative portfolio prices, not an offer. The real ticket depends on the project and the unit available.

How off-plan payment works

Deposit, then the land, then six payments tied to construction progress, and the final 10% on handover of the keys. The money goes out as it gets built, not all at once at the start.

There is no mortgage in Indonesia

A foreigner cannot take a mortgage in Indonesia. What does work is leveraging an asset at home: a secured loan against a property you already own, up to 60% of value at around 3-4%, or a personal loan at 7-8% for smaller amounts. The spread between what that loan costs and the 10-14% the villa returns is the real gain.

Which to choose

If entry price matters most and you can wait 14 months, off-plan. If being able to verify before signing and earning straight away matters most, completed. A completed villa can be opened on Airbnb and its reviews read before you buy it: that is worth a lot to anyone investing abroad for the first time.

Questions

What people ask us most.

How much do you save buying off-plan?

Between €15,000 and €20,000 against the same villa completed, in exchange for waiting around 14 months and carrying the delay risk.

How long does construction take?

Around 14 months. Payments are tied to progress, nothing is paid fully upfront.

Can I get a mortgage in Indonesia?

No, that option does not exist for a foreigner. Financing always comes from an asset in your own country.

What do I gain buying completed?

It earns from day one and you can verify it before signing: open its listing, read the reviews and see the booking calendar.
